        As of Thursday, May 1st at 9:30 AM, here’s what happened in Venice in just the last 24 hours:

        • 21 new listings
        • 25 homes went under contract
        • 41 homes sold
        • However, 79 homes—49%—were withdrawn or expired

        Meanwhile, here’s what I’ve accomplished so far this year:

        • 18 homes sold or under contract
        • $14 million in closed and pending volume
        • On average 98% sold-to-list price ratio
        • On average 11 days from listing to contract
