What does this mean for you? Sales at the Lakes are slow … steady, but slow. Prices do appear to be stabilizing, at a price point approximately 9% less than last year, and interest rates are at historic lows. Therefore, this is a very favorable time to sell or buy your home, provided it is priced competitively. Number of Homes for Sale:
- As of September 30, 2011, there were 14 homes for sale at the Lakes of Jacaranda; a 55.6% increase over the 9 homes for sale at the same time last year.
- Sales have remained tepid. In September only 1 house sold, year to date 12 homes sold, for an average of 1.2 sales per month.
- Pending sales (under contract, not closed), which are a precursor of future activity, has trended downward for the past quarter. There is currently 1 pending sale.
- Prices have trended downward, although they appear to be stabilizing. For 3 of the last 4 months, including September, the average price per square foot for all sold properties was $125. Year to date the average price per square foot was $118.
- The inventory/supply of homes for sale is trending higher than the same time last year. There is currently a 14 month supply of homes available for sale; in September 2010 there was a 7.5 month supply, representing an 86.7% increase in inventory.
